27 ON 27TH HIGH RISE: LUXURY REAL ESTATE DESIGN

The notable high-rise building, 27 on 27th, is located in a dense and intense luxury real estate area of Long Island City at the foot of the Queensboro Bridge, with overhead trains and abundant car traffic. The design challenge for this 143-unit NYC apartment building was to create a transformative space that would bring immediate respite to the busy life outside. Our award winning interior designers achieved this by using organic forms and natural materials throughout.

In the lobby, three-dimensional curvilinear forms rule as the wood ceiling curves down, leading the guest to the elevator area. Creating an oasis was important to the award winning interior designers from lobby to apartment bedroom. Choosing a warm, upbeat and timeless color palette through the real estate development paired perfectly with the organic forms.

Luxury amenities throughout the high-rise make it easy for residents to get away from the NYC hussle. The 1st and 2nd floor features two large recreation lounges punctuated with different seating groupings to seamlessly support myriad activities.  An intimate gathering around the fireplace.  A friendly game of pool, or a shared drink at the bar.  A quiet library tucked in the rear. A pair of custom wood niches, separated by a sculptural accent panel.  The panels not only provide a level of privacy to the bookcase area, they create a focal point for the room.

An adjoining terrace brings the party outdoors with multiple seating areas and shaded pergola. An outdoor retreat provides ROI for developers as many residents have a strong desire to have connectivity to designed terrace spaces to relax in. Commercial furniture and fabrics selected by our NYC interior designers allow for low-maintenance and longevity.

Additional on-site amenities at 27 on 27th Street include a movie screening room, a children’s play area featuring energetic color-block carpeting, as well as a fully equipped gym and yoga studio.  And as a view of the New York City skyline is a true amenity, a rooftop terrace was designed as an observation deck at this luxury real estate rental building.

The apartments themselves are welcoming havens with upscale finishes. Larger two bedroom units feature kitchens with overhead storage which maximizes the space, an attractive feature for New York City dwellers. A warm palette of walnut and maple, along with a contemporary white color palette in the bathrooms complete the desired effect. Luxury at your fingertips throughout was aimed for the residents, meanwhile staying on budget and on time to meet the developers priorities.

As with any hospitality endeavor, success is measured by occupancy rate. Using organic forms and natural materials, our interior designers created a cozy, yet sophisticated retreat from the daily grind, the high-rise reached full occupancy within five months.
